Your attic is one of the most important areas of your home when it comes to termite risk — and also one of the most overlooked. Most Bay Area homeowners rarely go up there, which means conditions can develop for years without anyone noticing. Add attic insulation to the equation, and the picture gets more complicated: insulation can conceal termite damage, trap moisture, and create conditions that are actually conducive to pest activity.


Here's what you need to know about termites and attic insulation — and what to check before the end of summer.


Why the Attic Is Prime Drywood Termite Territory

Drywood termites favor warm, dry conditions and direct access to unfinished wood — and attics in the Bay Area deliver both in summer. Here's what makes attics so appealing:


  • Unfinished wood framing. Attic rafters, collar ties, ridge boards, and sheathing are typically unfinished and unpainted — exactly the type of exposed wood drywood termite swarmers target during peak swarming season.


  • Warmth. Attic spaces can reach extremely high temperatures during Bay Area summers, which is actually a trigger for drywood termite swarming rather than a deterrent (as we covered in our heat wave post). The warm, dry attic environment is essentially ideal for drywood termites.


  • Entry points from the roof. Attic vent screens, gaps around roof penetrations, and any opening in the roofline give swarming drywood termites direct access to attic framing during peak season.


  • Limited visibility and human traffic. Most homeowners almost never go into their attic, which means infestations can develop for years before anyone notices.


How Insulation Complicates the Picture

Attic insulation — whether blown-in fiberglass, cellulose, or batts — adds important energy efficiency benefits. But from a termite inspection perspective, it creates a few specific challenges:


Insulation Conceals Framing

Blown-in insulation covers the attic floor — including the tops of ceiling joists, which are structural wood members. Termite damage or mud tubes on the upper surface of ceiling joists can be completely concealed beneath a layer of insulation, invisible without moving or removing the insulation.


Insulation Can Trap Moisture

Insulation that has been compromised by roof leaks, plumbing failures, or condensation can become damp and remain so for extended periods. Damp insulation against wood framing creates elevated wood moisture content — a conducive condition for both fungal decay and subterranean termite activity, even in attic spaces.


Cellulose Insulation and Termites

Cellulose insulation is made from recycled paper and wood fiber — organic materials that termites can, in theory, consume or use as harborage. While modern cellulose insulation is treated with borate fire retardants that also have some pest-deterrent properties, the effectiveness of this treatment diminishes over time, and cellulose insulation in older homes may have degraded protection. Subterranean termites have been found foraging through cellulose insulation in some cases.


Insulation Can Mask Signs of Activity

Frass from drywood termite activity — the small, sand-like pellets that accumulate beneath infested wood — is one of the clearest signs of drywood termite presence. In an attic with blown-in insulation covering the floor, frass that falls from infested rafters above gets absorbed into the insulation rather than forming the visible accumulations that alert homeowners to activity.


What to Check in Your Attic

Whether you're doing your own quick assessment or preparing for a professional inspection, here are the key areas to focus on in an attic with insulation:


Exposed Framing Above the Insulation Line

The rafters, ridge board, collar ties, and any framing visible above the insulation level are the primary inspection areas. Check for:

  • Frass accumulations on horizontal surfaces — rafters, top plates, or any ledge where pellets can accumulate

  • Small kick-out holes in framing members — tiny, clean holes where drywood termites push out frass

  • Hollow-sounding wood when tapped — use the handle of a screwdriver and listen for the papery sound of hollowed wood

  • Visible damage or discoloration of framing members


Attic Vent Screens

Drywood termite swarmers enter attics primarily through gaps in vent screens. Check every accessible vent screen for:

  • Tears, holes, or missing sections

  • Gaps around the vent frame where it meets the soffit or fascia

  • Any areas where the screen has pulled away from the frame

This is particularly important to check right now — peak swarming season is active through September, and repairing damaged screens before swarmers find them is the single most effective preventative step for attic protection.


Areas Around Roof Penetrations

Any point where plumbing vents, exhaust fans, or other penetrations pass through the roof creates a potential entry point. Check the interior side of these penetrations for gaps or insufficient sealing.


Insulation Condition

While you're up there, assess the overall condition of the insulation:

  • Look for any areas of discoloration, compression, or dampness that might indicate moisture intrusion

  • Check for any unusual settling or disturbance of blown-in insulation that could indicate pest activity beneath it

  • Note any areas where insulation has been disturbed or moved


The Attic Hatch Area

The perimeter of the attic access hatch and the framing around it is a commonly overlooked area that drywood termites sometimes access from the interior of the home. Check for frass, kick-out holes, or soft spots around the hatch frame.


What a Professional Inspector Does Differently

A licensed termite inspector assessing an insulated attic goes beyond what a homeowner can safely or practically check from a visual scan:


  • Probing framing above and through insulation. An inspector uses a probe to test the firmness of framing members — even in areas partially obscured by insulation. Soft wood that gives under probing pressure indicates damage that visual inspection alone won't catch.

  • Assessing moisture levels. A moisture meter gives objective readings of wood moisture content in framing members — identifying elevated moisture conditions that aren't visible but are conducive to both decay and subterranean termite activity.

  • Checking the full attic perimeter. A thorough inspection works systematically through the entire attic, not just the areas easily visible from the access hatch. This includes moving through the attic to check framing at the eaves, around all vent openings, and near any roof penetrations.

  • Identifying evidence of past activity. An experienced inspector can often identify evidence of previous termite activity — old galleries, repaired damage, previous treatment areas — that helps establish a picture of your attic's history even when current activity isn't visible.


When to Be More Concerned

A few situations make attic termite assessment particularly urgent:


  1. You've recently seen swarmers near your attic, at skylights, or at ceiling fixtures — particularly if they appeared to emerge from inside the home. This strongly suggests the colony is established in your attic framing.

  2. Your attic insulation hasn't been inspected since installation. If blown-in insulation was installed years ago and no termite inspection has been done since, there may be years of concealed activity beneath it.

  3. You have an older home with original attic framing. Pre-1970s construction with original, untreated attic framing is the highest-risk scenario for long-standing drywood termite infestations.

  4. You've had roof work or solar installation that created new roof penetrations without a subsequent termite check.
